The Hobbit is a quirky wee hut located in the centre of our farm yard, where you are literally right next to the cows! 

The outdoor area is private and secure and has a sunken hottub and several seating areas. 

Inside the open plan kitchenette and living area is cosy and compact. 

The wet room has a toilet sink and shower 

The bed is king sized and has its own separate compartment

The more nights you book the cheaper it is per night. We Apply a set cleaning fee of £30 for each stay and its a minimum one night stay.

CANCELLATION POLICY:

If you need to cancel your booking there is a £75 cancellation fee which will be taken off your refund.

If you wish to reschedule your stay there is a £75 charge which needs to be paid prior to any modifications being made.

PLEASE BE AWARE: The Hobbit is literally right next to the cows. They moo, make noise and smell. Big John is up early in the morning to feed the cows and whilst we make every effort to keep noise to a minimum we cannot guarantee it, it’s simply farming life. To get to us you come up our bumpy farm track which has lots of potholes. Low profile cars come up here all the time but please do take care. We do not wish to offend with this statement but fully appreciate it is not for everyone so if you have any questions then please do feel free to ask us before you book.
